Bruce Eddy

COMMERCIAL AND INDUSTRIAL PROPERTY BROKER
After working as a consulting civil engineer in Johannesburg for
many years Bruce completed a postgraduate Higher Diploma in
Development Planning at WITS. This together with a passion for
property investment has led him to his current path in commercial
property.
Now operating out of Port Elizabeth he deals with all aspects (sales
and letting) of the entire PE market including the peripheral areas of
Uitenhage, Greenbushes, Perseverance and Markman township. He
effectively provides a one stop service for all commercial property
requirements. |

Rudi Weidmann

As principal and owner of the company, Rudi oversees all
strategic aspects of the business. He has been active in the commercial
industrial property market since 1995, and has over the years
accumulated his own portfolio of commercial and industrial properties.
Honesty and integrity have always been flagships of
Rudi's character and have been the cornerstones of numerous successful
business ventures. Over the years he
has gained extensive business management experience, and through
trial and error he has learnt how to use various resources in a
business environment to obtain optimum results.
Apart from being an integral part of Rudi's life on a daily basis,
the commercial industrial property market has always been a passion,
and he is fully conversant in most aspects of this dynamic and ever changing
environment.

Gert Strydom
BUSINESS BROKER
Gert's core business is to sell business enterprises according to
mandates on behalf of the owners/sellers and will assist all potential
clients to evaluate the business opportunity where business valuations
are typically based on three major methods: the income approach, the
cost approach and the market (comparable sales) approach. Among the
income approaches is the discounted cash flow method –calculating the
NPV (net present value) of future cash flows for an enterprise. This
income approach will be used to reflect the market value of the
business based on the present value of the cash flows that the
business can expect to generate in the future. Such cash flows are
discounted at a discount rate (cost of capital) that reflects the time
value of money and risks associated with the cash flows to measure the
economic value expected to be generated by the project at the time of
the investment (dependant on the cost of capital used).
Gert will assist potential business buyers with the following
services, but not limited to:
• Business Plans (where applicable)
• Preparation of current and three year estimated income statements,
balance sheets and cash flow forecasts (is funding is required).
• Preparation of “Offer’s to Purchase”
• Preparation and calculation of “Lease Agreements”
• Introduce clients to Financial Institutions (where funding is
applicable)
• Calculate NPV calculations for the Department of Energy Affairs for
Retail License purposes.
• Calculate ten year literage forecasts for the Department of Energy
Affairs for Retail License purposes
• Detailed draft comprehensive income statements which can form the
basis of the” Due Diligence"
